Hi Friend,
I wanted to share a few things I’m noticing in the Bronxville market in the first half of the year—because honestly, this market has some interesting nuances right now.
The headline numbers of Bronxville Village homes is strong
Median price hit $3.1M (up 2.7%), homes are averaging 18 days on market vs. 45 last year, and we've seen 20 sales compared to 15 by this time last year. On paper, it's a seller's dream. The Bronxville PO shows similar strength with median sales price of $1.3M increasing another 2%.

But here's what the numbers don't tell you – Timing matters
We're in the summer months now. Buyers are at the beach and enjoying time with family. It's a different energy than early spring, and homes that might have had multiple offers in March are sitting a bit longer in July.
The homes that sold quickly? Many hit the market in the spring or fall markets. Between January and April, most serious buyers—especially families relocating for the school year—are actively looking and ready to move.
The fall market is also an active time. As families get back into routines and the school year ramps up in September, buyer activity tends to pick up again. And with the right pricing and presentation, well-prepared homes can generate strong results.

What I want you to take away from this -
If you’re thinking about selling, we should talk about timing and strategy sooner rather than later.
Now is a great time to have exterior photos taken while your flowers bloom and the property isn’t submerged in snow. Whatever your objectives, we can match the listing windows to your plans and set you up for an ideal result.
If you're buying, opportunities can emerge in the slower months. Less competition at showings, and sellers who are on the market now may be more motivated.
Want to grab coffee and talk about what this means for you? If you're even remotely thinking about selling in the next year, I can help you form a plan and timeline to help you get the best result. It could be the difference between 18 days on market and 60.
Wishing you beautiful summer days,
Val
