Bronxville’s housing market continues to perform
The median price of single family homes sold in the village was $3,000,000 in 2025, up 28% since 2020 and 7% versus 2024.This is in line with the home price increases across Westchester which also increased 7% versus 2024.
Inventory continues to be low, resulting in a steady decline in the number of transactions recorded on MLS for Bronxville single family homes and townhouses since 2022.
With the tight inventory some sellers opt to sell their homes privately.
There were approximately ten private sales of single family homes in the village in 2025 compared to 5 sales in 2024. These private or “office exclusive” listings — while they don’t make sense for everyone, can be the first step for sellers who want to test the market quietly, limit disruptions at home, or buy time to make their next move.
The average price per square foot of single family homes has continued to inch up to $754 in 2025, an increase of 30% since 2020.
Bronxville Townhouses
The median price of townhouses sold in Bronxville is $1,650,000, 25% growth versus 2024 and the highest median price of sold homes since as far back as this study goes - which is 2016.
Co-ops
Bronxville village co-ops remain relatively stable at a median price of $650,000 compared to 2024’s $687,000 last year, when prices rebounded for co-ops after some softening post Covid due to buyers’ desire for more space and the outdoors.
Bronxville PO Single Family Homes
The Bronxville PO/Yonkers neighborhoods remains an attractive option for buyers as evidenced by its rapid growth over the last five years, with median sales price increasing 56% since 2020 and 4% versus 2024.
Average days on market in the PO dropped from 34 to 16 days, indicative of an eager buyer pool and limited inventory.
