Third Quarter Bronxville Market Report
2025 continues to be another strong year for the Bronxville market, both within the school district and in the Bronxville PO Yonkers school district. In the know buyers see that Bronxville’s walkable village is the perfect solution for many NYC professionals growing out of their city apartments, who feel torn about leaving their beloved neighborhood coffee shop, hair stylist, book store, and favorite take out joint. Been there!
As one of my favorite residents says, “Bronxville is like living on the Upper West Side, only cleaner”. Well put, friend. As much as you may debate this claim, we really do have “all the things”, including gorgeous green spaces, an easy commute and a good energetic vibe.
The result? Our housing market continues to increase in value –
Bronxville Village
Single Family Homes
The median price of homes sold rose 8% from $2,775,000 to $3,000,000. The median number of days on market halved from 30 days to 16 days. We’ve also had significantly fewer sales this year so far due to record low inventory levels.
Townhouses
Seven Bronxville townhouses sold so far this year, in line with the number sold this time last year. The median price of homes has increased from $1,360,00 to $1,700,000. This jump reflects the particular homes sold based on location, parking, whether they have 3 or 4 bedrooms and access to private outdoor space. Median number of days on market sped from 18 to 9 days and average price per square foot increased from $719 to $943.
Co-ops
This year, the third quarter median price sold dipped slightly from $687,000 to $650,000, normalizing the market after an incredible 51% increase in median sales price in 2024. Twenty-five coops were sold in the village this year compared to 36 this time last year and the median number of days on market decreased from 42 days to 37 days.
Bronxville PO, Yonkers School District
Single Family Homes
Properties in the Bronxville PO continue to draw enthusiastic buyers, with the median price of homes sold so far this year rising 5% from $1,150,000 to $1,210,000. Median number of days on market halved from 33 to 16 days and average price per square foot increased from $448 to $517. The number of homes sold remains relatively stable.
